§ 9.04. Area and Dimensional Regulations.

  • Maximum Density: Ten (10) units per gross tract acre, inclu-
    ding common area
    Minimum Lot Width: 18 feet at the building line
    Minimum Yard Setbacks:
     Front: 35 feet **
     Rear: 30 feet
     Side: 0 feet

     

    ** Thirty feet (30') if parking is provided in front of the dwelling.

    Townhouse dwellings shall be located at least fifteen feet (15') from the RT District boundary as depicted on the Site Development Plan, twenty feet (20') from any detached single family residential district.

    Maximum Height: 35 feet
    Minimum Livable Floor Area:
     Total minimum: 1,000 square feet
     One story: 1,000 square feet
     Two story: 500 square feet on first floor

     

    Corner Lots: Setbacks shall be the same on both streets, roads or highways.

    Eave Overhangs: Cornices or eaves may extend into adjoining property, but such must be recorded and executed through covenants between property owners and such cornices and eaves shall be fireproof.

    Note: A Site Plan is required for all townhouse developments. (See Article III, Administration and Review Procedures, subsection 2.02.)

    Requirements for non-sewered development:

    In the event a site is to be developed with septic tank facilities, the developer/builder shall produce an Engineering Report for the perusal of the Planning Commission, City of Midfield. This report shall be prepared by a State of Alabama Registered Professional Engineer and shall contain all the relevant information on: the site, soil conditions, soil capacity, percolation study, proximity to floodplains, etc. The developer/builder shall be required to produce a permit from the Jefferson County Health Department. The City of Midfield shall issue a permit for the development of townhouses, to the developer/builder, based on the site plan review and the findings and recommendations of the County Health Department. In accordance with these recommendations, the density, unit size and other relevant requirements for townhouses shall be provided by the City of Midfield to the developer/builder.
